2. Budgeting and Scheduling

3. Signing the Contract

When you decide on Solaris Properties as your builder, we will sign an agreement with you, which includes the scope of work, construction schedule, and budget. This is our commitment to build your new home.

4. Permits and City Approvals

Navigating the City of Vancouver permitting process is one of the most critical parts of a successful multi-family project.

Our team supports the architect, who is the primary person who works with the city on requirements related to:

  • Zoning compliance
  • Fire safety regulations
  • Energy requirements
  • Site servicing
  • Character retention guidelines
  • Building code compliance

Because these projects involve significantly more complexity than a standard single-family home, working with an experienced builder early in the process can help avoid costly delays and unrealistic expectations.

5. Construction and Project Management

Once permits are approved, Solaris manages the construction process from start to finish.

Throughout construction, clients receive regular communication and project updates from the Site Supervisor and Project Manager. We work closely with homeowners, consultants, and design professionals to ensure quality workmanship, efficient scheduling, and attention to detail at every stage.

Our team will communicate with you in person both onsite and offsite, by phone, or by email, depending on your preferences and the project needs. We will provide you with detailed invoices on a bi-weekly or monthly basis throughout the project.

As the building nears completion, more frequent meetings will occur as we work through final design and finishing details. We expect and welcome changes as the project progresses, as long as it all fits within your budget and timeline. We value and respect your input, and will always work to communicate honestly about how the project is proceeding.

6. Completion

As construction nears completion, Solaris coordinates final inspections, commissioning, occupancy requirements, and finishing details. During the handover, we provide clients with the necessary documentation and project records for the completed development.
