Renovation projects often play off of existing cherished features and interesting architectural elements. Buying an older character home with small rooms and other shortcomings may seem like a challenge, but our professionals at Solaris can help you explore the opportunities and challenges, giving you options to make your home what you want it to be.
We also have extensive experience in lifting homes as part of the renovation process.
Whether your home needs minor changes or major remodelling, our desire is to win your trust, so that through our expertise your hopes, dreams and ideas have an opportunity to come to life. We have executed complete makeovers ranging in price from $50,000 to over $500,000.
Our Process
You may be interested in buying a lot to build a new home from the ground up. Or you may be looking at buying an existing home that requires extensive renovation such as lifting it, adding another floor, or turning it into an up-down, front-back, or side-to-side duplex to maximize its value.
Whether you're building a house for your family to live in or building it as a revenue property, Solaris has the experience and understanding to help you with the entire process. We offer a free consultation to give you advice on what to look for, whether it's an empty lot or an existing home.
2. Preliminary Consultation
When you contact us through email or phone, we will arrange a meeting with you to do a complimentary consultation. The consultation could include meeting you at a property you are considering purchasing or one that you own and giving you advice on the options, feasibility, challenges for making simple or major renovations.
We can also review your preliminary designs and give you an honest assessment of the building specifications, time frames, price options, feasibility, and challenges. You can expect an honest assessment of your proposals with no pressure.
3. Timeline & Price
When you are ready, we will provide a detailed budget with cost estimations for various stages of completion. Communication is central at this stage. We strive to understand what your key decision criteria are regarding design, timing, pricing and any other goals you want to discuss.
4. Signing the Contract
Once your architect and interior designers have the final drawings, then we can review those and put together a proposal for you to consider.
When you decide on Solaris Developments as your builder, we will sign an agreement with you, which includes the scope of work, construction schedule, and budget. This is our commitment to renovate your home.
Once the agreement is signed, we will work with your architect and interior designers to obtain all the necessary permits and approvals so the building can get started.
5. Renovating Your Home
Throughout the renovation process, our Site Supervisor and Project Manager will be in contact with you regularly. There will be a master schedule provided and updated as the project proceeds. Included in the schedule are project milestones and deadlines where you will need to finalize decisions on things like windows, doors, flooring, layout, and colours.
Our team will communicate with you in person both onsite and offsite, by phone, or by email, depending on your preferences and the project needs. We will provide you with detailed invoices on a bi-weekly or monthly basis throughout the project.
As the renovation nears completion, more frequent meetings will occur as we work through final design and finishing details. We expect and welcome changes as the project progresses, as long as it all fits within your budget and timeline. We value and respect your input, and will always work to communicate honestly about how the project is proceeding.
